Beaubien Farms LLC
Affordable housing for veterans and unhoused neighbors. We turn Detroit's distressed houses into safe, affordable homes for the people who need them most — veterans, unhoused neighbors, and low-income families — fast, family-sized, and lead-safe.

Who We Serve
Veterans — Those who served, now priced out of the communities they defended. Detroit has cut veteran homelessness sharply — we help finish the job, one home at a time. Unhoused Neighbors — People sleeping outside, in cars, and in shelters — ready for a door of their own, not another waiting list. Low-Income Families — Working parents and kids who need rent that fits a real paycheck — including big families most landlords turn away.

Our Solution
Solution-driven, not charity-driven. We move fast, house families others won't, and do the repairs right. Speed: a for-profit operator's pace, without a nonprofit's waiting list.

Homes First
Stable, affordable housing with rents capped at 30% of area median income.

Repairs Done Right
Distressed houses brought back to a safe, lead-safe standard.

Support That Sticks
Benefits navigation, service connections, and community partnerships.
The RRP Program — Rent, Repair, Paint
Through the Grant-Landlord Incentive Program, grants reward landlords who rent affordably to veterans, unhoused, and low-income tenants — and fund the work that makes older Detroit homes safe.

Rent
Incentive support keeps rents within reach for tenants and sustainable for landlords.

Repair
Grant funds fix the big items first: roofs, furnaces, plumbing, and electrical.

Paint
Lead-safe renovation and paint under the EPA's Renovation, Repair, and Painting (RRP) Rule makes pre-1978 homes safe for children.

Lead-Safe, Certified
Our work is led by a certified renovator: Kenric Armstrong, EPA Lead-Safe RRP Certified Renovator (40 CFR Part 745), certified through November 2030. Renovator Initial certification — ETC Training Services Group (RRP Rule, 40 CFR Part 745.225).

The Problem
Hundreds of people experience homelessness in Detroit on any given night. Rents have outrun incomes — an affordability crisis, not just a shortage — and the fallout strains shelters, emergency rooms, and city services, costing more than housing people would.
A Family of 13
Thirteen people: Mom, Dad, and eleven children — six girls and five boys. A family that size gets turned away almost everywhere — too big for shelters, too big for most rentals. Beaubien Farms said yes. One home, one lease, the whole family under one roof — kids in one school, parents working steadily, a family kept together. "Thirteen people. Two parents. Eleven kids. One home."

Human Preservation — Taking Pressure Off the Community
Every person housed is one less person cycling through shelters, emergency rooms, and jail. Stable homes ease the load on police, EMS, hospitals, and city services. Kids stay in one school, in one neighborhood — families and blocks stay intact. Blighted houses return to the tax rolls as safe, occupied homes. This is human preservation: protecting people's health, dignity, and future — and the community around them.

Partner With Us
Our current goal: raise $2,500 and solidify five strategic partnerships to house 20 families a month across Detroit. Funders, housing organizations, landlords, and service providers — full financials are provided with every proposal.
